There are many differences between homes. It could be due to any of the following:

Make a call appointment with one of our appraisers if everything is exactly the same. The appraiser then immediately checks if a mistake was made. And often the WOZ tax base can be adjusted accordingly right away.

We determine the WOZ tax base by comparing with sales figures of comparable homes. These are based on sales figures from a year earlier. This is a national calculation procedure.

We also look at the differences between these properties. Consider differences such as whether or not you have a dormer or canopy. And difference in maintenance and amenities such as kitchen and bathroom, for example.

The appraisals are based on the rules set out in the WOZ Act (Special Act for Real Estate Assessment). It is not necessary to visit each property separately. The Netherlands Council for Real Estate Assessment audits all municipalities and Tax Authorities that determine the WOZ tax base.

Yes, that has been taken into account. Our appraisers base WOZ values on the prices of sold homes, among other factors. They check whether they can apply these prices and adjust WOZ values where necessary. In this case, they adjust the WOZ value downwards. They do this because the VCE share is not part of the property. This method applies to apartments and ground and upper-floor townhouses.

We will look at sales prices of comparable houses that have been sold between 1 January, 2022 and January 1, 2024. Were no comparable houses sold during this period? Then we look at previous sales prices. Naturally, there can be major differences in how houses have been constructed. That is why we look at the characteristics that can be compared. Such as:

It is important for you to know what the WOZ value is. The WOZ determines, to some extent, the maximum rent for your property. However, this only applies to social rental housing.

The WOZ value does not impact the amount of your RBG tax bill.

We will consider the situation of the residence on 1 January of the current tax year (2020). If the dormer is present on 1 January, then it is counted towards the WOZ value. We do use the price level of the previous year.

Yes, you are obliged to give us information that is important for the WOZ. We will only use your data to determine the WOZ. We will not give your data to third parties. We are obliged to maintain confidentiality. This is all set in the State Taxes Act.

As a new owner, you will receive a questionnaire. Through this, you will provide us with data to gain insight into the market.

We collect, analyse and register data about sales prices. This lets us know more about the level and development of the market. We also use the data when reassessing the immovable property.
